Documents library

Uploading, organizing, and extracting terms from contract PDFs.

Every file in the workspace — contracts, disclosures, reference documents — lives in one library, linked to the deal or contact it belongs to. And when the file is a purchase contract, Northpoint reads the terms out of the PDF so you don't retype them.

The library

Documents in the sidebar shows everything on file across the workspace. Group the list by deal, by kind, or by what needs attention; filter to uploaded files vs. external links, to documents linked to a deal or a contact (or unlinked), or search by file name. Each row shows what it is, where it's linked, and its status at a glance.

Uploading

Upload in the library asks one question first: attach to a deal, attach to a contact, or keep it a personal unlinked file. You can also upload from where the work happens — a deal's Documents tab takes files (+ File) and external links (+ Link, for the folder that lives elsewhere), and a contact's Documents tab does the same for person-level paperwork. Filed something in the wrong place? Edit on any library row re-links it.

Contract term extraction

On a deal's Documents tab, the Contract details card holds the file's structured terms. Hit Import, pick an existing deal file or upload the contract PDF, and Extract reads it — automated pattern matching over the document text, with OCR as a fallback for scans. Nothing is written yet: you get a review screen of proposed values with a confidence level on each, and you tick exactly which fields to accept.

The fields it hunts for are the ones you'd otherwise retype: purchase price, earnest money, the settlement / due-diligence / inspection / financing deadlines, the property address, compensation terms, concessions, party names, and key dates. Flip on Create milestones for deadline fields and the extracted deadlines become deal milestones in the same step — the contract's dates start driving your at-risk flags immediately.

Required documents

A deal's checklist can carry Required document items — the disclosures and forms a file must collect before it closes — each showing plainly until a file is attached. Blueprints seed these requirements automatically stage by stage; see Blueprints and task packs.
